Zoning Board of Appeals Meeting
December 13, 2016
Present: Dan Welker, John Ceresoli, Gene Dayton, Brian 0’Connor, Paul Adams, Master Adams, Mr. French, Hannah Neddeau, Daya Cush, Jonah Capella, Anna Norman, Jill Doss
Chairman Welker called the French public hearing to order at 7:02 p.m.
French -109 Boyd Ave – Area Variance
Mr. French explained that he would like to replace the existing 8 x 10 shed with an accessory structure that is 10 x 16 in size. It is the same height as the shed (10 ft.). He would like to keep the setback of the shed 10 feet from the side and 3 feet from the rear yard, as the larger sized structure will protrude more into the yard. He said he is having the accessory structure delivered. It will be placed on slabs of decking (slate stone). The doors will face forward on the 16ft side of the structure. Mr. French stated that there is fencing on the back and side yard lines and a tree line on a part of the lot line as well. The fencing is his. Ten neighbors were notified of the public hearing; none of them appeared this evening. Chairman Welker asked if anyone had any further questions for Mr. French. No one had additional questions. The public hearing was closed at 7:07 p.m.
Chairman Welker called the regular business meeting to order at 7:08 p.m.
The Board members reviewed minutes of November 8, 2016. Upon the motion made by Brian O’Connor, seconded by John Ceresoli, minutes of November 8, 2016 approved as written. All members present voting in favor.
Variance Request – French – 109 Boyd Ave
The Board members discussed the requested area variance for Mr. French. Upon the motion made by Paul Adams, seconded by Gene Dayton the area variance application for Kim French at 109 Boyd Ave approved. The Board questioned the fence on the rear lot line. Mr. French stated that the fence does not go across the entire rear property line, only a portion of it. The remainder of the lot line is a row of trees. He apologized for misstating the fence information in the hearing. A roll call was taken: John Ceresoli yes

Duties and Responsibilities of the Zoning Board
Gene Dayton explained to the visiting Participation in Government students the roles and responsibilities of the Zoning Board.
The Board will be meeting on January 10, 2016.
John Ceresoli advised he will not be at the January meeting.
With no further business, meeting adjourned at 7:35 p.m.
