Zoning Board of Appeals Meeting
January 7, 2019
Present: Dan Welker, Gene Dayton, John Ceresoli, Brian O’Connor, Paul Adams, Jason
Tardio, Counsel Bell, Brent Kiszka, Matthew Chapman, Jill Doss
Chairman Welker called the public hearing to order at 7:30 p.m.
Brent Kiszka – 121 Pebblestone Drive
Chairman Welker asked that Mr. Kiszka explain the reason for the requested area variance for
his shed which sits 5’6” off the side yard lot line. A 10 ft side yard is required in the Code. Mr.
Kiszka stated he had checked the Code online and he didn’t realize he needed to apply for a
permit. He stated it was ignorance on his part. When he applied for a deck and fence permit,
the Code Officer asked about the shed when he visited the property. The shed is located on a
runner crush stone base. The neighbor, Matthew Chapman appeared before the Board and
said he had no issue with the location of the new shed. He could still access his fence for
maintenance with the space between he shed and fence. Chairman Welker asked if anyone
else had questions or comments. No one else spoke. The public hearing was closed.
Chairman Welker called the regular meeting to order at 7:34 p.m.
The Board members reviewed the minutes of December 17, 2018. Upon the motion made by
John Ceresoli, seconded by Gene Dayton, minutes of December 17, 2018 approved as written.
All members present voting in favor.
Brent Kiszka – 121 Pebblestone Drive
The Board members discussed the area variance request of Brent Kiszka. Upon the motion
made by Brian O’Connor, seconded by Jason Tardio, the Board approves the area variance
request for Brent Kiszka at 121 Pebblestone Drive for a shed that is located 5’6” front the side
yard lot line and not the required 10’ setback. With no additional questions or comments, the
Chairman asked for a roll call vote on the motion.

Motion carried with all members voting in favor of the resolution.
Next meeting
The Board will meet on February 4, 2019 at 7:30 p.m. because of the holiday on the 3 rd Monday.
With no further business, meeting adjourned at 7:43 p.m.
