Chairman Welker called the meeting to order at 7 p.m.

Minutes

The Board members reviewed the minutes of November 19. 2018. Upon the motion made by Brian O’Connor, seconded by John Ceresoli, minutes of November 19, 2018 approved as written. All members present voting in favor.

Brent Kiszka – 121 Pebblestone Drive

The Board members reviewed the application for area variance for Brent Kiszka for a shed he built on his property that does not meet the side yard lot lines. The shed is 8 x 10 and built on a stone base. The shed is located 5’6” off the side yard lot line. Counsel Bell commented that for purposes of SEQR, this area variance request would be considered a Type II action requiring no further action. The Board discussed setting a public hearing date. Because the January meeting would fall on Martin Luther King holiday, the Board agreed to move the meeting to a different date. Initially, the Board set January 14 at 7:30 p.m., but after review of schedules determined the hearing would be held on January 7, 2019 at 7:30 p.m. following the regular Planning Board meeting which will also be held that evening. Applicant will be advised of the change in date as he had left when Board determined the date conflict.

Critter Sitters

Counsel Bell advised that Critter Sitters who are located on Salt Springs Road in the Village are currently operating out of Code. The business is not allowed to operate in the zone it is located in. Counsel Bell advised the Board that the Village Board will be reviewing a draft local law for change of zone of this property at their meeting on December 20. If the draft local law is what the Village Board envisions, then a public hearing will be held in January. If the change of zone is approved, then the applicant (Critter Sitters) would be required to apply for a special permit to operate her business, which would come before this Board perhaps in February or March.

Next meeting will be January 7, 2019.
